Assuming we proceed, we sign a platform listing agreement, giving us the right to market your property and that you commit to selling the property into a co-ownership model on the terms we agree upon. This includes the listing price, the number of 1\/8th shares ideally sold, and the minimum number of shares sold before we initially \u201ctrigger\u201d the property to fractionalize. If necessary, we will do an initial Due Diligence of the property and potentially a site inspection.<\/li>\n<li>The property is listed on our site, and we work with agent partners to find the appropriate buyers. At this point no legal changes have occurred, merely the sales and marketing efforts have commenced.<\/li>\n<\/ul>\n<ul>\n<li>Once we have the minimum number of buyers required to fractionalise the property, it is transferred into a unit trust, and you as the owner are at the moment the 100% owner of that unit trust. Given we already have buyers committed and placed cash in trust, the respective units are immediately sold to the incoming buyers and you as the owner of the units receive those funds.<\/li>\n<\/ul>\n<ul>\n<li>If there are still outstanding shares you still wish to sell (either then or further down the road) we will continue to sell them on your behalf. This could continue until you sell your entire stake in the property, if that ever occurs.<\/li>\n<\/ul>\n                    <\/div>\n                <\/div>\n                            <div class=\"accordion\">\n                    <div class=\"head\">\n                        How do I know if my holiday home fits the K\u014d co-ownership model?                         <i class=\"icon icon-arrow-down\"><\/i>\n                    <\/div>\n                    <div class=\"panel\">\n                        <p>We only list a curated selection of holiday homes that have the clear potential to sell, at pace, into the co-ownership model. Does K\u014d require an exclusive contract period?                        <i class=\"icon icon-arrow-down\"><\/i>\n                    <\/div>\n                    <div class=\"panel\">\n                        <p>Ideally, K\u014d has an exclusive period for sale, negotiated with the owner, but this is flexible.<\/p>\n                    <\/div>\n                <\/div>\n                            <div class=\"accordion\">\n                    <div class=\"head\">\n                        What information and marketing material do you need to sell a holiday home?                         <i class=\"icon icon-arrow-down\"><\/i>\n                    <\/div>\n                    <div class=\"panel\">\n                        <p>Ideally, we require access to quality photography and videography of the property to create the marketing material and market the property. If this material isn\u2019t readily available or unsuitable, our content team will coordinate necessary photography\/videography and draft the marketing material to support the sailing process.<\/p>\n                    <\/div>\n                <\/div>\n                            <div class=\"accordion\">\n                    <div class=\"head\">\n                        At what point in the sale process will the unit trust enter into a contract of sale with the current owner?                         <i class=\"icon icon-arrow-down\"><\/i>\n                    <\/div>\n                    <div class=\"panel\">\n                        <p>This is negotiated with the existing owner. From the perspective of the trust and trustee, whoever is listed on the trust deed is the owner and is explained in our unitholders agreement\/trust deed.<\/p>\n                    <\/div>\n                <\/div>\n                    <\/div>\n            <\/div>\n<\/section>\n\n\n\n<section class=\"section accordion-section\"  id=\"bankruptcy\">\n    <div class=\"container\">\n                    <h2 class=\"section-title text-center\">Bankruptcy<\/h2>\n                        <div class=\"accordion-main\">\n                            <div class=\"accordion\">\n                    <div class=\"head\">\n                        What happens in a situation where a fractional owner becomes bankrupt?                        <i class=\"icon icon-arrow-down\"><\/i>\n                    <\/div>\n                    <div class=\"panel\">\n                        <p>Similar to any other asset or financial product, the unit of the property can be sold in a bankruptcy scenario. This is managed by K\u014d and the independent trustee (Quay Fund Services) and is explained in our unitholders agreement\/trust deed.<\/p>\n                    <\/div>\n                <\/div>\n                    <\/div>\n            <\/div>\n<\/section>\n\n\n\n<section class=\"section accordion-section\"  id=\"mortgage-default\">\n    <div class=\"container\">\n                    <h2 class=\"section-title text-center\">Mortgage default<\/h2>\n                        <div class=\"accordion-main\">\n                            <div class=\"accordion\">\n                    <div class=\"head\">\n                        What happens in a situation where a fractional owner defaults on their mortgage?                        <i class=\"icon icon-arrow-down\"><\/i>\n                    <\/div>\n                    <div class=\"panel\">\n                        <p>Similar to a bankruptcy situation, K\u014d and the trustee have the right to sell the unit(s) of the property in a default scenario. In that instance, the K\u014d-owner would receive the remaining funds, net of any expenses outstanding.<\/p>\n                    <\/div>\n                <\/div>\n                    <\/div>\n            <\/div>\n<\/section>\n\n\n\n<section class=\"section accordion-section\"  id=\"minimum-operating-budget\">\n    <div class=\"container\">\n                    <h2 class=\"section-title text-center\">Minimum Operating Budget<\/h2>\n                        <div class=\"accordion-main\">\n                            <div class=\"accordion\">\n                    <div class=\"head\">\n                        IS THERE A MINIMUM OPERATING BUDGET IN PLACE FOR EACH PROPERTY? AND WHO DETERMINES THE AMOUNT OF MONEY THAT IS SET ASIDE FOR ONGOING MAINTENANCE AND REPAIRS?                        <i class=\"icon icon-arrow-down\"><\/i>\n                    <\/div>\n                    <div class=\"panel\">\n                        <p>As the Asset Manager, this is K\u014d\u2019s responsibility. This includes operating expenses as well as a reserve\/sinking fund to cover capital expenditures.<\/p>\n<p>The owners receive full visibility over the budget and expenses. It is K\u014d\u2019s value proposition to provide greater visibility on the operating costings than an individual normally has with their own primary residence, as each property is treated very similarly to a company with its own balance sheet and P&amp;L.<\/p>\n                    <\/div>\n                <\/div>\n                    <\/div>\n            <\/div>\n<\/section>\n\n\n\n<section class=\"section accordion-section\"  id=\"resale-of-shares\">\n    <div class=\"container\">\n                    <h2 class=\"section-title text-center\">Resale of Shares<\/h2>\n                        <div class=\"accordion-main\">\n                            <div class=\"accordion\">\n                    <div class=\"head\">\n                        IF A FRACTIONAL OWNER WISHES TO SELL THEIR SHARE IN THE PROPERTY, WHAT IS THE PROCESS AND HOW LONG DOES IT TYPICALLY TAKE TO SELL THEIR FRACTIONAL SHARES TO ANOTHER BUYER?                        <i class=\"icon icon-arrow-down\"><\/i>\n                    <\/div>\n                    <div class=\"panel\">\n                        <p>A K\u014d-owner can sell their share(s) at any time at whatever price they deem appropriate. They can decide to sell through their own methods or use K\u014d directly.<\/p>\n<p>The seller of a share could expect the sales process to be faster than a traditional real estate transaction, as existing unit owners in the property have first right of refusal for the unit. Given most properties are near major urban areas and are utilized +80% by the owners, a property is not normally available for rental. However, if a property is deemed to have significant rental potential, we can integrate a rental component to offset costs for the owners. K\u014d will also evaluate and replace property managers if the property is not maintained in good standing.
